Thisleaseagreementismadeandenteredintobyandbetweenthefollowingparties:

WHEREAS,theLessoristhelawfulownerofcertainrealpropertylocatedat[AddressofProperty],anddesirestoleasethesametotheLessee;and

WHEREAS,theLesseedesirestoleasethepropertyfromtheLessoruponthetermsandconditionssetforthinthisAgreement.

NOW,THEREFORE,inconsiderationofthemutualpromisesandobligationssetforthherein,thepartiesherebyagreeasfollows:

1.TheLessoragreestoleasetotheLesseethepropertylocatedat[AddressofProperty],commonlyknownas[PropertyDescription].TheLessorrepresentsthathe/sheisthelawfulownerofthepropertyandhasfullrightandauthoritytoleasethesametotheLessee.

2.TheLesseeagreestoleasethepropertyfromtheLessorforatermof[LeaseTerm],commencingon[CommencementDate].TheLesseerepresentsthathe/shehasfullrightandauthoritytoenterintothisAgreementandcomplywithitsterms.

3.TheLesseeshallpaytotheLessoratotalannualrentof[AnnualRent],payablein[PaymentTerms].Allpaymentsshallbemadeonorbeforethefirstdayofeachmonth,commencingon[FirstPaymentDate].TheLesseeagreestocomplywithallapplicablelawsandregulationspertainingtotheuseandoccupancyoftheproperty.

4.TheLessoragreestoprovidetheLesseewithreasonableaccesstothepropertyatalltimesduringthetermofthelease.TheLessoralsoagreestomaintainthepropertyingoodcondition,exceptfornormalwearandtear,andtocomplywithallapplicablelawsandregulationspertainingtotheownershipandmanagementoftheproperty.

5.TheLesseeagreesnottosublet,assignorotherwisetransferthisleaseagreementwithoutthepriorwrittenconsentoftheLessor.TheLesseealsoagreesnottouseth
