中国房地产行业发展历程与趋势 摘要： 20世纪90年代开始，我国房地产行业进入了高速增长时期，房地产业与国民经济的整体发展的关系越来越为密切。然而在其高速发展的同时，市场中出现越来越多的非健康、非稳定、非可持续发展因素。房地产市场中的土地转让、融资环境、买卖双方等都出现了问题，房价更是一直水涨船高。远远超出居民的购买能力，购房压力不断攀升。房地产作为被定性为国民经济的支柱产业，它的健康有序发展关乎到国家经济和民族命运，因此我们必须对我国房地产市场给予更广泛的关注和研究，确保我国房地产市场实现建康、稳定、可持续的发展。本文首先回顾我国房地产业的发展历程，在针对此过程出现的代表性的问题予以方法论的指导，最后对我国房地产市场进行较为乐观的展望，提出建设性的意见。 关键词： 房地产 历程 调控 城市化 趋势 Abstract 1990s, Chinas real estate industry has entered a period of rapid growth, the real estate industry and the overall development of the national economy more closely. Key words: real estate process control urbanization trend 一、引言 房地产业是指是以土地和建筑物为经营对象，从事房地产开发、建设、经营、管理以及维修、装饰和服务的集多种经济活动为一体的综合性产业，属于第三产业，是具有先导性、基础性、带动性和风险性的产业。狭义讲，房地产市场是指房地产买卖、租赁、抵押、交换、典当等交易的场所。 随着改革开发30余年的发展,我国经济快速发展,城市化进程大大加快，而房地产行业从21世纪初开始在短短10多年时间里已成为推动经济发展的重要引擎、国民经济的重要支柱。我国房地产业以上世纪80年代为开端,作为改革开放的有力见证,经历了一系列变革和进化，并最终在本世纪的第一个十年走向高潮。但万事万物都有始有终，作为拉动中国经济的有力引擎，房地产业目前业已走进历史关键时期。它虽然极为有力带动了中国的GDP，使中国的全球经济排名由第六跃升至第二，财政收入年均增幅近20%，外汇储备增长近13倍，但过程出现的种种问题不可忽视。我们必须审慎对待房地产业的前世和今生。回顾我国房地产业的发展，分析中国房地产业的现状以及展望
