为提高服务质量,加强管理处与业主/客户/师生的联系,了解业主/客户/师生的需求,特制订对业主/客户/师生回访制度。
一、回访要求:
1.各项目必须把对业主/客户/师生的回访列入职责范围,并落实到每年的工作计划和考核中。
2.回访时,虚心听取业主/客户/师生意见,诚恳接受批评,采纳合理化建议,作好回访记录。
3.回访中,对业主/客户/师生的询问、意见,不能当即答复,应预约时间回复。
4.回访后对反馈的意见、要求、建议、投诉,必须逐条整理,研究解决问题的办法,重大问题向公司领导及时报告,做到件件有着落,事事有回音,室内维修和屋面、墙体渗漏维修回访(包括电话)达100%。
二、回访时间及形式:
1.每季度对业主/客户/师生回访一次,每年至少回访二次。
2.各项目主任应及时抽查、检查回访情况。
3.利用社区文化活动、座谈会等形式广泛听取业主/客户/师生反映。
4.有针对性地对业主/客户/师生作专题调查,听取意见。
5.各物业管理处/站由专人负责,随时接待来访,对业主的投诉做好书面记录,及时与相关部门联系处理,重大事项交管理处/站主任及时处理,并知会分管经理。
