本科毕业论文(设计) 题 目： 以房地产行业为例研究上市公司财务预警 学 院： 国际学院 专 业： 会计学2010级 姓 名： 王颖 指导教师： 单润波 2014年 5 月 6 日  摘 要 房地产行业在我国高速的发展，具有很大的发展潜力，同时是由于我国传统思想对家的定义有房才称得上有家使得大家对房地产特别的关注，使得我国的房价持续的攀升，房地产行业的前景也很广阔，同时房价的变动对人们的生活也有很大的影响。从2006年以来，房地产行业在我国不断的发展，创造了很多的就业机会为我国解决了很多的就业问题，为我国经济发展做出了相应的贡献。但房地产行业在财务杠杆方面也存在一些问题例如对成本的控制不足、存货的积压过多等等的问题，使其具有较高的财务危机。这些危机需要我们不断地去解决。 企业危机的形成是需要一定的过程的，企业可以通过财务状况的恶化程度来看出企业存在的危机，因此进行适当的财务预警有助于企业减少不必要的危机，达到稳步发展的效果。因此构建财务预警模型，有助于分析出企业在未来经营方面可能存在的潜在的财务危机，管理层可以对财务预警分析的结果，对可能的危机作出有效的监控，减少不必要的危机，减少企业的风险。因此加强对财务预警体系的研究是非常重要的，这样可以使企业提前按发现存在的问题，并且做出有效的预防，使房地产行业健康、平稳的发展。 关键词 ：房地产行业、财务危机、财务预警 Abstract our country real estate industry that develop in the high-speed , and it grow fast , at the same time is because of Chinas traditional thought to define a room there is a truly makes everybody on the real estate special attention, making Chinas house prices continue to grow , the prospect of the real estate industry is very wide also, at the same time, the change of housing prices also has a great influence on peoples lives.Since 2006, the real estate industry develop rapidly as the important pillar industry of national economy , but the real estate industry in the aspect of financial leverage also has some problems such as insufficient control of the cost, the problem of inventory backlog too much, and so on, make it has high financial crisis.The crisis need to constantly to be solved .
