集中居住区建设调研报告 **区各乡镇镇先后启动农民集中居住区建建设，**镇处于集中居住的的浪潮之中，共规划建设了同同茂、街北、西门三大集中居居住区，一期工程共占地1880余亩，计划入住13000多户，是该镇“镇当城建””理念的主要实践。针对集中中居住建设过程中的问题，***的案列具有典型性也有独独特性，从目前看，集中居住住区建设尚有几个方面的问题题需要解决。 **镇部分道路路沿线的垃圾池和水电管道等等也不得不重新铺设。 **镇征地过程中中就出现了因为单纯依靠置换换面积而无法保证成员较多家家庭的生活难题。 **镇区内的的小区价格基本维持在14000元每平方米以上，赔偿标标准为1100元左右每平方方米，部分村民的房屋面积不不大加之年久失修，严格按照照征地条款拿不到较多的补偿偿，在购买小区住房上仍然存存在不小的经济压力。 一是提前规划，少走弯弯路。不管是道路、水电网还还是垃圾池、沼气池，都要与与集中居住整体步调一致，避避免过多出现道路和房子相互互让路的局面。进镇居住的购购房资金大都是农民辛苦的积积蓄，规划先行是从基础上保保障农民的利益。 二是更加加方便生产生活。现在大部分分集中居住点在建设过程中过过分强调规模和样式，宣传上上与城市小区无异，房型和户户型的涉及不符合农村实际。。农民普遍反映，集中居住点点更应该突出农业特色，希望望距离耕地不是太远，能方便便生活、兼顾生产。 三是规规划安置房建设。除了建设集集中居住小区外，要把安置房房也作为集中居住的一项重要要内容，重点解决面临较大经经济压力的征地群众和长期贫贫困、生活困难群众的居住需需求，另外对于一些具备偿还还能力的村民，考虑帮助其采采取按揭的方式付清房款。 四是打造良好的生活环境。。农民对生活环境的需求主要要体现在三个方面，希望生活活环境清洁美好、小区交通方方便快捷、基础设施齐备，具具体细化到小区绿化、供水供供电和垃圾回收，通过乘坐价价格合理的班次公交加强与外外界的交流，同时能够满足群群众对于图书、文艺、休闲等等文化娱乐活动的需求。 industrialization, industrial characteristics, contribute to ecological environmental protection.
