Performance Standards
Premises/Facilities
Parking Lot/garage
Parking spaces must be clearly lines.
Pavement must be free of excessive debris.
Entrance to main driveway of hotel must be well marked.
Clear signs must be posted indicating entrance location.
Clear signs must be posted indication height limitations of garage entrance.
Clear signs must be posted indication-parking circulation (parking lot and garage).
Clear signs must be posted indicating internal hotel destination directions.
Clear signs must be posted indicating exit.
Parking lot/garage light fixtures must be well lit.
All parking lot/garage light fixtures must be free of repair/replacement needs.
All pavement surfaces must be in good physical condition.
Exterior
Exterior of hotel must be in good physical condition.
Primary Entrance
plants/décor at primary entrance must be attractive.
Doors at primary entrance must be in good working order.
Ashtray must be available at primary entrance.
Trash receptacle must be available at primary entrance.
Décor/structures at primary entrance must be in good physical condition
Pavement/carpeting entrance must be in good physical condition.
Lobby
Décor in lobby must be up-to date and attractive.
Plants in lobby must be healthy and attractive.
Lobby music must nicely compliment the style of hotel.
Ambiance of lobby must be soothing, relaxing and enjoyable.
Temperature in lobby must be comfortable.
Lighting in lobby must be appropriate and comfortable.
If smoking not permitted, clear signs must be posted indicating this.
Adequate seating must be available in lobby.
Reading materials must be available in lobby.
Furniture/décor in lobby must be in good physical condition.
Reception counter must be in good physical condition
Floor/carpeting in lobby must be in good physical condition
Guest’s room corridors
Décor in guest’s room corridors must be up-to-date and attractive
Floral arrangements in guest’s room corridors must be attractive
