房地产集团跨区域战略选择与集团管控研究——以HL集团为例的中期报告 摘要: 本研究以HL集团为例,探讨了房地产集团跨区域战略选择与集团管控的问题。首先,通过对HL集团的战略分析和组织结构分析,发现HL集团在跨区域布局方面具有较强的战略意愿和能力,但在集团管控方面存在较大的难度和挑战。其次,本研究结合实地调研和专家访谈,分析了HL集团在北上广深四个核心城市的发展状况和存在的问题,认为HL集团应该在跨区域战略选择上遵循以下几个原则:以城市发展战略为导向,充分考虑区域差异性;注重项目的可盈可持,避免盲目扩张;建立完善的组织架构和管理体系,加强集团管控能力。最后,本研究提出了HL集团未来跨区域战略选择和集团管控的具体建议,为其他房地产集团的跨区域战略选择和管控提供了参考。 关键词:房地产集团;跨区域战略;集团管控;HL集团 Abstract: This study takes HL Group as an example to explore the issues of real estate groups cross-regional strategic choice and group control. Firstly, through the analysis of HL Groups strategy and organizational structure, it is found that HL Group has strong strategic intention and capability in cross-regional layout, but there are great difficulties and challenges in group control. Secondly, combined with field research and expert interviews, this study analyzes the development status and problems of HL Group in the four core cities of Beijing, Shanghai, Guangzhou and Shenzhen, and believes that HL Group should follow the following principles in cross-regional strategic choice: Guided by urban development strategy, fully consider regional differences; pay attention to the projects profitability and sustainability, and avoid blind expansion; establish a sound organizational structure and management system, and strengthen group control capabilities. Finally, this study puts forward specific suggestions for HL Groups future cross-regional strategic choice and group control, which provides reference for other real estate groups cross-regional strategic choice and control.
