有配套实习报告和开题报告，可以搜索 摘 要 近年来，我国房地产业发展迅速，与房地产交易有关的贷款、交易、二手房买卖等活动越来越多地出现在市场上，由此带动了房地产评估行业的兴起。作为房地产业的中介行业，房地产评估行业的市场地位不容忽视。由于房地产评估企业普遍存在规模小、数量多、面临市场竞争激烈等问题，如何扩展企业规模，巩固市场地位，完善财务管理成为首要任务。 本文主要采用描述性方法和实证分析法，结合青岛东部土地房地产评估咨询有限公司的实际情况，通过分析当前房地产评估企业的现状，发现制约其发展的主要问题是财务管理意识薄弱、财务管理制度不健全、没有专门的财务管理人员和部门，缺乏必要的财务管理等。针对其存在的主要问题，提出通过完善现金管理，应收账款管理，聘用专业财务管理人员，提高财务人员素质，增加筹资渠道，进行财务预算等具体措施加强房地产评估企业财务管理,希望以此作为企业提升财务管理水平，实现进一步发展决策的参考，也希望通过这一研究加强企业对财务管理的重视，完善企业经营，规范企业行为。 关键词：房地产评估业 企业管理 财务管理 存在问题 改善建议  Research ON Financial Management Of Real Estate Appraisal Business Abstract:In recent years, China’s real estate industry is developing rapidly. Lending, trading, second-hand house selling and other activities related to the real estate industry appear more and more in the market, which led to the rise of the real estate industry. As a real estate intermediary industry, the market position of the real estate assessment industry can not be ignored. Due to the prevailing real estate assessment enterprises small in scale, quantity, facing the intense market competition, how to expand the enterprise scale, consolidate market position and improve financial management have become the most important tasks. This paper mainly uses descriptive methods and empirical analysis. It combined with the actual situation of the practice unit – Qingdao eastern land real estate assessment Consulting Co. Ltd, through the analysis of the current status of the real estate assessment of enterprise, found that the main problems restricting the development are the financial management awareness is weak, the financial management system is not perfect, there is no special financial management personnel and departments, the lack of the necessary financial management etc..
