一、目的
尽快处理用户的报修,规范维修服务工作,确保为用户提供满意的服务。
二、适用范围
适用于管辖区内用户提出维修服务要求的处理。
三、职责
1、值班人员负责记录报修内容,并传达至机电人员。
2、机电人员负责报修内容的现场确认及维修。
3、工程部人员负责维修工作、联络、外委监督及验收事宜。
四、工作程序
1、值班人员将日巡查需维修任务及用户报修要求,均填写《管理处报修记录表》内。
2、属用户报修的机电人员须在10分种内赶到现场,并进行现场确认,分析问题原因及处理办法,同时预约维修时间。
3、机电人员根据维修工作内容及时反馈于工程部或相关施工单位,确定维修时间,并填写《工程维修记录表》,机电人员跟踪至维修完成并在记录表相应栏上验收确认。
4、对责任范围内的零星维修,由小区或区域机电组及时处理后,将维修记录直接填写于《报修记录表》内。
5、对有偿服务维修,机电人员应按照《维修服务项目表及收费标准》收费并在《维修单》上注明应收的各项费用金额。
6、维修完成后,维修人员应请用户试用或检查合格后在《维修单》上签名确认。
