房屋转租法律问题研究
摘要：本文将对房屋转租的含义与性质界定及对房屋转租合同的效力分析、房屋转租中的优先购买权、擅自转租收益认定等三个方面所涉及的法律问题, 通过对国内外不同理论观点的比较并结合实际运用民法原理等理论知识进行综合分析和探讨。试图对我国转租制度提出合理的建议，完善转租市场，减少纠纷，保障当事人的合法权益。

Housing sublease legal research
Abstract：This article will sublet the meaning and nature of housing and the housing defining the effectiveness of the sublease contract, housing sublease the right of first refusal, the unauthorized sublease income identified three aspects of the legal issues involved, through the different home and abroad Comparison of theoretical perspectives and practical application of civil law principle of combining theoretical knowledge such as a comprehensive analysis and discussion. Our system attempts to put forward reasonable proposals sublet, perfect sublet market, reduce disputes and protecting the legitimate rights and interests.
