Abstract:

WiththecontinuousdevelopmentofChinasrealestatemarket,thenumberofrealestateinvestmenttrust(REIT)projectsisincreasing.However,duetothecomplexityofinvestmenttrustprojectsandthelargeinvestmentamount,investorsneedtoconsiderriskmanagementwhenpurchasinginvestmenttrustprojects.Thispaperaimstoevaluateprojectriskmanagementfromtheperspectiveofrealestateinvestmenttrust,andanalyzetheriskcontrolmethodsoftrustprojects.

Thispaperfirstintroducesthedefinitionandcharacteristicsofrealestateinvestmenttrust,andthenanalyzesthesourcesoftrustprojectrisks,includingmacroeconomicenvironment,marketconditions,realestatemarketrisks,andprojectfactors.Then,thispaperelucidatestheobjectivesofriskmanagementfortrustprojects,includingriskidentification,assessmentandanalysis,riskcontrol,riskmonitoring,andriskresponse.

Intermsofriskcontrol,thispaperproposesthefollowingmethods:first,strengthenduediligenceandconductacomprehensiveriskassessmentofprojects;second,establishasoundinvestmentdecision-makingprocesstoensurethescientificandrigorousnessofinvestmentdecisions;third,optimizetheinvestmentportfoliotoreducetheriskofinvestinginasingleproject;fourth,establishasoundriskmanagementsystemandriskmanagementsystemtoregulateriskmanagementprocessesandprocedures;fifth,adjustinvestmentstrategies
