金地（集团）股份有限公司财务报表分析和价值评估 摘要 随着我国改革开放的步伐不断推进，我国的房地产行业经历了二十多年的蓬勃发展。金地集团做为房地产行业内的佼佼者，踏着改革开放的浪潮，从创立初期到上市，再到现在公司的价值和利润不断上升，股价大幅上涨，主要得益于公司良好的企业管理和金融保障，优秀的企业文化和新颖的人才激烈机制。当然，国家的宏观调控政策，良好的行业环境也是金地集团不断强大的必不可少的外部条件。 本文从一个财务报表外部使用者的角度出发，通过对金地（集团）股份有限公司2009年至2013年对外公布的近5年年报作为分析对象，结合财务报表分析的相关理论和研究方法对金地集团的主要财务数据进行分析。以哈佛财务分析体系为框架，釆用比率分析、横纵向比较分析、趋势分析和因素分析等方法，对公司的财务状况、经营成果和现金流量进行细致的分析。结合杜邦分析法对金地集团进行综合的分析并完成价值评估。 关键词：财务报表分析；杜邦分析；价值评估 Gemdale financial statement analysis and evaluation Abstract Along with our country reform and opening up the pace of advancing, in Chinas real estate industry has experienced more than 20 years of vigorous development. Gemdale as outstanding in the real estate industry, in the wave of reform and opening up, from the early days to the market, now the companys value and profits rising, share prices rose sharply, mainly thanks to good corporate management, strong financial security, good corporate culture and innovative talent mechanism.
