T 862623 对夕卜经济贸易大学 工商管理顿士（MBA)学位论文 论文题目：房地产开发项目投资决策方法新探索 主题词：房地产投资决策项目价值NPV法实物期权 研究生姓名：M小娱 导师姓名：王玉荣 论文起止时间：2005. 10-2006. 04 提要 房地产行业是一个周期性的行业，该投资领域存在着很大灵活性。传统投资决策 方法应用于房地产投资决策时越来越体现出它的局限性，尤其是对于灵活性的决策， 而结合实物期权法则可以定量评价这些灵活性的价值，使投资决策更加科学合理。 在本文中，笔者结合在房地产开发项{3中，当前普遍使用的传统决策模型，尤其 是折现现金流量（净现值）方法，深入研究探讨如何解决传统决策模型的缺陷和局限 性，提出一套实物期权评价模型，通过分析我国房地产企业投资决策的现有状况及存 在的问题,一方面,指出了运用实物期权来解决这些问题的必要性;另一方面，并不是完 全否定传统方法，而是将传统方法与之结合起来分析，在此基础上建立不确定性条件 下适合于我国房地产企业的各种类型的投资决策模型:项目价值=项目未来现金流入 现值+灵活性价值。在给项目定价过程中,确定部分的价值(项目未来现金流入现值)， 用NPV计算；不确定部分价值即灵活性价值（本文又称期权价值），借鉴Black-scholes 期权定价模型评估计算，从而比较完整的估算房地产投资项目的价值，为管理者投资 决策提供参考。最后以笔者从事多年的SHL房地产公司开发B项目的实例进行了验证说 明。研究目的是为了找到一种科学的方法,对一些以前无法准确估算的各种投资机会、 灵活性的价值进行定量评估，从而更加准确地对房地产投资项目进行分析评价，做出 更加科学合理的决策。 关键词：房地产投资决策项目价值NPV法实物期权 ABSTRACT Facing the increasingly fierce market competition, all real estate companies have to consider a chain of questions of life and death — how to evade risks, how to seek largest possible benefit, and how to spare themselves great loss due to unwise investment decisions. All these questions bring about this essaywhose focus is on trying to dig out proper theories and methods of multi-purpose real estate investment decision adaptable to our current economic situation so that investors can make their decisions right. This article is an empirical study about the real option apply to real estate investment decision. Contrasting with traditional investment decision method, the real option which considers the value of time and management flexibility in the process of investment is more scientific and rational. On the basis of clarifying the value forming of real option and analyzing optional characteristic of real estate investment decision, the paper evaluates the value of waiting option in real estate investment and illustrates its application in practice through a case analyzing.
